For nearly 20 years at the same location, Americana Trust Deed Services has been
satisfying borrowers needs from all walks of life and providing quality investments to
experienced trust deed investors. Because of our commitment to superlative customer
service for all of our borrowers and lenders, a large portion of our business is through
repeat and referral clients. We operate and focus our efforts in the state of California

Our Customer Care Specialists take the time to understand our borrowers needs and
assess the strengths of each applicant and property. We customize loan solutions to meet
most everyone's need. We seek reasons to make a loan rather than find reason to reject
it. Because of our experience in the industry, our loan programs are especially appealing
to borrowers with less than perfect credit and properties other than owner occupied
single-family residences. This is because we are an equity lender. Our "in house"
approval process for these loan programs typically place more weight on the equity in the
property rather than the background of the borrower.
We manage millions of investor dollars for an experienced lender/investor base that dates
back to our inception. Our investors are experienced in funding these types of loans, for
which they obtain competitive rates of return on their investments. We also offer single
note and fractionalized trust deed investments for diversification to the general public.
Many people prefer our trust deed investment options, especially during times of low
bank interest rates and varying stock market returns. We accommodate IRA's,
individual, family and company Trusts and private money funded accounts.
Because we are a private money lending company, our portfolio of services is more
